Accommodations / Occupancy

New in 2008 we now have additional accommodations for our guest in the LRRH Bunkhouse. The bunk house has two sets of bunk beds (full bed on lower bunk, twin bed on the upper bunk.) Guest must specify that they will be using the bunk house for additional beds.

The maximum number of guests allowed in the house is 7 (seven), Bunk house 6 (six) for a total of 13 (thirteen) guest.

Check-in & Arrival

Check-in for guests is 3:30 PM. If you arrive early may we suggest that you take this time to get yourself a fishing license, gear, supplies or even stop by the local Chamber of Commerce at 1001 W Main (501-362-2444). Early arrivals and late checkouts are subject to availability and must be requested in advance.

Departures

Checkout time is 11:30 AM, we need 3-4 hours to ready the house for our next guests. We request that you do the following before leaving:

  1. Wash and put all the dishes away.
  2. All towels to hamper in bathroom.
  3. Please strip all beds used of any bedding and place in pillow case on bed.
  4. Return hammock, copper fire pit and grill (please empty ashes) to barn if used.
  5. Do not make any beds; housekeeping needs to know which sheets need to be washed
  6. All trash inside the house is to be placed into containers provided in front of the barn.
  7. Close the lids firmly on all trash bins so that the wild animals do not get in them.
  8. Place life jackets in box on dock, paddles in barn, fill tank and clean trash out of the boat.
  9. Make sure windows and doors are locked and both sets of keys left on table.
  10. Please stack all dock chairs and strap down.

Have a safe trip home and please come back again for another stay.

 

Keys

You will be given 2 sets of keys at check-in, left on the kitchen table. Please be sure to return both sets at check-out ($25.00 fee per lost sets).

Telephones

A telephone is available in the house (501-362-5181). Long distance services provided only through calling cards or credit card. The nearest fax and postal services are located at Heber Springs Printing, 211 W Main (O: 501-362-3304 / F: 501-362-3394). Under no circumstances should the telephone or cable companies be contacted for repairs or extra services.

Lost and Found

If you leave something behind, every effort will be made to locate and return it to you.

Pets

Welcomed with $175.00 deposit per pet ($50.00 is nonrefundable per pet; the remainder ($125.00) refunded if no damage or major clean-up due to your pet.)

Boat and Dock Rules

 

Boat Usage – Gas tank on boat must be re-filled at your departure. In high water take boat upstream to the Trout Dock to fill gas tank, their gas is already pre-mixed.

 

You must be 21 or older to take boat out on river. Anyone under 21 must be accompanied by a registered adult guest. Each person in the boat must wear a life jacket at all times.

 

Dock Usage – children (13 years and under) must be supervised by an adult at all times while on dock. Children must wear a life vest while on the dock.

 

In the case of high winds or a storm please stack all dock chairs and strap down so they do not get blown away.

 

Weather Policy

Any act of nature (rain, storms, river levels) is out of our control and no refunds are offered. There is no extra charge when the weather is nice and the fish are biting!  

Reservations and Payments

Reservations can be made by calling Southern Office Services, Inc at 501-375-7767 -Mon–Fri: 9:00 – 4pm / After 4 pm: Greg or Vickie at 501-747-2402 or leave a message at any time. Please designate one person in your party to be responsible for all payments and correspondence regarding your reservation. When making reservation you may pay by: credit card (MC / Visa), money order or check and it will cover the base stay, security deposit, taxes and/or pet deposit and boat rental (if applicable). Payment in full for all charges is required at the time reservation is made. Checks must be received within 5 days of making reservation ($25.00 fee for returned checks).

Rental Policy

It is very important that a family atmosphere be maintained and that proper consideration is given to our neighbors concerning loud music, excessive drinking or letting dogs run loose. Please do not leave food items or other materials outside because of the wild animals.
Non-Compliance of Rules Warrants Immediate Eviction Without Refund.

Where the Fish Might Be Biting

There is a small shoal up river before the trout dock called Pat’s Bluff, where a good deep fishing hole can be found towards the east bank. There is also a good deep fishing hole across from our dock. Head out slightly down river to reach the channel, this way you will miss the fallen trees and thick moss up river to the left of the dock. To go past the small shoals in low water, you must pull the motor up and wade up river to protect the props. Cow Shoals is a great place for wading in and fly fishing, when the dam is not generating.

Safety Guidelines

The Little Red River is a tail water trout stream; meaning water upstream is generated through the dam from the bottom of Greer’s Ferry Lake for the trout. The water appears calm when low or high but can be quite treacherous when generating, the water level can rise 6 feet within a short time frame. Do not tie up to a tree, branch, or other stationary object as water may rise rapidly and sink the boat. Be sure the anchor is not stuck on a rock. Do Not Take The Boat Downstream: if generation begins, the river is swift and potentially dangerous; the small motor may not get you back through Cow Shoals. Going up river a small chute is to left of Pats Bluff, at the Red River Trout Dock you can fill the gas tank, it is already mixed. Beware: The gas gauge is not always accurate. Life jackets and paddles are provided for and required by law along with a fishing license and trout stamp for each fisherman. Never seat more than 3 adults or 1 adult and 2 children in the boat at one time and please do not throw anything in the river. Make sure the boat is pulled up on the dock each night, if there are any motor difficulties please call Dick or Bruce immediately to insure deposit return (Dick: 362-8341 / Bruce: 206-0488.)

Cancellations / Security Deposit

Your reservation can be transferred to another party with proper registration. No refunds for cancellations unless made 30 days prior to arrival date. To ensure compliance with the Rental Guidelines, a security deposit of $100.00 is required and will be refunded within 14 days of departure, based on your departure checklist and any damage. After each guest, an inspection takes place: damages or excessive cleaning charges will be deducted from the security deposit with the remainder returned. There is no refund for appliance failure or circumstances beyond our control.
